Asset surveys
All buildings should have robust and accurate building services asset registers in place which provide comprehensive details including manufacturer, model, installation date and current condition.
Thomson FM provide well qualified, suitably experienced and security cleared asset surveyors to carry out asset collection surveys in all kinds of building environments. We use Mobiess Asset Inspector software installed on our iPads to carry out the on-site collection survey which ensures the collection process is streamlined and consistent. Once the asset data is downloaded we QA the data and transpose it into our "standard" asset register output which
includes CIBSE life expectancy and estimated replacement costs based on SPONS. We can also provide the data in a format that can be used for CAFM uploading. Our asset hierarchy is based on SFG20 asset types and asset data can be collected as granular as each sub component e.g. smoke detectors and fire alarm sounders and break glass points to major systems and plant & equipment - this is all dependent on the client scope and data requirements.

Asset comparison
Clients often need to compare a before and after survey review, or asset verification/comparison exercise, of the asset registers either to establish if their bid price was accurate or to ensure that their maintenance regimes have captured the entire portfolio of asset types within their demise or maintenance responsibility. We carry out this service off site once the asset surveys are complete as a desktop exercise.
Labour loading
We can also provide a "labour loading" service on the asset data to establish the number of engineers required to carry out the maintenance of the assets along with any sub contracted elements. This is a bespoke service to the client as we don't have an "off the shelf" system for labour loading as we believe each of our clients is different but work with our clients and apply a number of standard approaches to ensure a robust cost model is created which can be used for transposing into tender pricing matrices.
