| Specialist Systems |
| At Thomson FM we remain acutely aware of the need to ensure that our services precisely meet the requirements of our clients. To this end, we continually review the services that we offer and the tools with which we can continue to provide excellent consultancy support. Two of our specialist consultancy tools are outlined below: |
| WHOLE LIFE COST MODEL |
| The whole life cost (WLC) modeling software that we have developed in-house has evolved over a number of years to provide a comprehensive but flexible tool which can be tailored to meet the very individual requirements of each of our clients. |
| Utilising our WLC model, profiles can be compiled either on the basis of elemental capital cost percentages or on the basis of unit rates (or a combination of both). The model allows costs to be split between capital and revenue expenditure and facilitates the allocation of specific elemental costs between two parties (eg landlord and tenant). |
| Amendments to the WLC profile can be achieved quickly and easily through the use of a range of variables (including the assessment period, percentages for preliminaries, fees, profit, inflation etc) which can be set to meet specific client and project requirements. |
| The WLC profiles are represented graphically and summary information is provided which details key WLC data at a glance. Because the WLC model has been developed in-house, we can amend and refine the tool to ensure it provides the output you require for your particular project.

| PERFORMANCE MEASUREMENT SYSTEMS |
| In response to specific requests from our clients we have developed a performance measurement system (PMS) tool to automate the sometimes complex calculations involved in contractual performance measurement and deduction systems. |
| Whilst the PMS software was originally developed for school PFI contracts it can be applied to any contract where there is a requirement to measure service delivery performance against specific targets. |
| In its most streamlined form the PMS software extracts data directly from the CAFM (computer-aided facilities management) database avoiding the requirement for manual data extraction and ensuring that the integrity of the data within the CAFM system is maintained. |
| The PMS software will automatically determine where service delivery failures have occurred based on the data extracted from the CAFM tool and calculate any financial deductions against those failures based on the contractual payment mechanism. |
| Any calculated deductions can be reported in summary format and split by site, service delivery category or to any other appropriate level. |
| Should you wish to receive further information regarding our PMS software and how it may be applied to meet your specific requirements, please contact us at info@thomsonfm.co.uk. |
